How a Florida land sale works with us
1. Tell us about the property
An address, a parcel number, or a county and nearby road is enough. Vacant land often has no street address - that's normal.
2. We research it
We check public records: the county property appraiser, recorded sales of nearby land, zoning, road access, utilities, flood zone and wetlands maps. Then we talk with you.
3. Written offer - no obligation
If there may be a fit, you get the offer in writing. We may buy the property ourselves or assign our purchase agreement to another buyer; the agreement says which, and we never act as your agent.
4. Closing through a Florida title company
An independent title company or closing attorney checks title, prepares the documents and pays you at closing. Many closings can be signed remotely or by mail with a notary, so you usually don't need to travel to Florida.
Florida costs to know about
Florida charges a documentary stamp tax on the deed ($0.70 per $100 of the price), customarily paid by the seller. Property taxes for the year are split at closing. Your written agreement lists who pays what before you sign.
